Governance of the flats
The Right to Manage Group (RTM group) is elected at the Annual General Meeting. It is the voice of the leaseholders, and has the ultimate legal responsibility for the building. It aims to hold meetings on a monthly basis and on a quarterly basis with the managing agents. Its meetings are private and confidential, but a record of decisions made will be posted on the web site under the Flats tab: https://www.highkingsdown.co.uk/flats/minutes-of-rtm-meetings , and hopefully be emailed out to all leaseholders.
Hillcrest is employed as the building's manager because of its technical and legal experience. It is responsible for the common parts of the building. If the lights in your hall break down, or the staircase front door lock malfunctions, or waste builds up intolerably in the rubbish area, please e-mail maintenance@hillcrestestates.co.uk or ring 0117 973 0600. Please do not involve Callum, he has higher-level responsibilities and looks after 11 buildings. We need to ensure that he is not overwhelmed.
The RTM Directors make decisions about what our service charge is spent on. You can make suggestions to the RTM, which will study your suggestions. If we approve the ideas, the RTM Management group will instruct Hillcrest. Please email rtm@highkingsdown.co.uk. Your email should reach all RTM members and be discussed at the next monthly (approximately) RTM meeting. The result of the RTM's deliberations should appear in the next Minutes which will be visible on the web site.
